Located a good distance from town, the subdivision is for people who really want to be by themselves. Most, but not all the lots would have good mountain views. There are a few scattered Ponderosa pine trees, but the vast majority are mature Piñon and Juniper trees. This is a very hilly property with many steep valley walls and narrow valley bottoms. Water Wells would be required for domestic water and sewer would be handled by septic systems. Most, but not all of the electric is underground. In the wintertime, the last 10 miles of access, which would be over gravel roads, could make access pretty interesting. You would certainly want four-wheel-drive vehicles if you lived here. Although you could drive to Hesperus for milk and eggs in about 15 to 17 minutes, you would do all of the rest of your shopping in Durango, 35+ minutes away. Although you are allowed to have horses on your lot, this subdivision should not be considered ideal horse property as there is very little pasture land. You would need to hay your horses most of the year. This subdivision could be considered for people who work in Farmington, New Mexico as there is good access going south on State Highway 140.
