This is Durango’s newest, largest and probably most carefully and meticulously planned/designed subdivision in our county’s history. The entire development is 900 acres in size yet it has 775 acres dedicated to open space, wildlife preservation, parks, trails and community gardens. All that, and still only 2 miles to downtown Durango. The byline of this community–which will actually have single-family, some multi-family, commercial as well as a school site–is sustainable community design. Timber from your lot can be milled at the on-site lumber mill and used in your own home. There are already community gardens in place providing produce, some of which is being used in the better Durango restaurants. Currently underground utilities are being installed to be followed by the roads etc. Lightner Creek runs through the western portion of the property and adds a very nice ambience to that open space area. The land is a nice mix of mature ponderosa pine trees that provide privacy and cool shade on those summer days. Nearly every lot will have excellent orientation for solar panels. The developer is currently working on installing a series of photovoltaic panels and plans on giving the residents an opportunity to “buy in” to that electric system. No builders will be allowed to do “spec homes” although the developer will be offering some semi-custom homes for sale. For years the ranch had been used to pasture cattle and there was actually an old railroad grade that went through this property up to the area where there was a coal mine many many years ago. The old railroad grade has now been incorporated into part of the 10 mile trail system, the design and construction of which was aided by Trails 2000. The trails, which are actually open to the public, are a mix of both hard and soft surfaces. The development will be constructed and completed in phases. Reservations for the approximately 80 lots in phase 1 are already underway with approximately 1/2 of the lots reserved. The developers have partnered with the Regional Housing Alliance (RHA) to provide for affordable/attainable homes throughout the community. RHA will prequalify the buyers and help put in place the developer’s commitment to providing a mix of housing styles and price ranges. A 1% transfer tax on every property sold in the development will help fund the total of 95 affordable/attainable homes.
