Description

This is a subdivision that we would consider very close to town with the Ponderosa pine trees and some lots have stunning views of the La Plata Mountains. When you drive through the subdivision many of the homes are hidden because they are built back in the trees. Developed in the early 1970s, Rafter J. is the original subdivision of approximately 1200 acres. That portion has very loose covenants. Over the years developers bought up large sections of Rafter J. and made mini-subdivisions within the larger subdivision. These developers added strict covenants and in many instances central water. King Mountain Estates and La Plata Vista Estates are an example of this type of development. For those that don’t have central water, a water well would need to be drilled. In all instances, sewer would be handled by a septic tank system. The main road going into Rafter J is a county maintained road and is paved. The roads in the King Mountain section have recently been paved and are maintained through a homeowners association. The balance of the roads in the Rafter J section are gravel and through various homeowners associations tend to be fairly well taken care of.
