Both of these subdivisions lie north of County Road 120. Building sites are all up on top of the mesa in each of these projects has its own Mesa with a valley in between. Both are accessed by fairly steep gravel roads each of which is maintained by their respective associations. Four-wheel drive would be a requirement in the winter months and I have had people not want to buy in either of these projects because of the steepness of the road… especially fearful of the wintertime. Both developments would offer views to the south into New Mexico as well as northwest to the snowcapped La Plata Mountains. Beyond the properties to the North, but definitely within view, is a major electric transmission line that does have some impact on the mountain views. It would not affect the view to the South at all of course. Horses are permitted, but there’s not lots of pastureland. Most of the property on the top of the mesa is covered with gamble Oak with a few pine trees scattered about. We are pushing elevations between 7800 feet and 8100 and feet above sea level, so this is real snow country. Individual septic systems would need to be constructed and there is no natural gas, so that type of service would need to be provided through the use of bottled propane.
