This is a very popular subdivision for people with kids. Lots of carpooling when it is time to go to the ski area, a football game, or other events in town. Just like Durango West I, there are lots of kids for your kids to play with and plenty of babysitting opportunities as well. The Greens portion of Durango West has lots of greenbelt area. There is a tennis court as well as a basketball court. In the center of the subdivision is a small pond that lots of the kids play in during the summertime. The rope swing is a lot of fun I’ve been told. Originally designed to have a golf course, when the developer realized how much it would cost to water the fairways and greens, he abandoned the golf course idea and turned it into greenbelt for the entire subdivision. Tall Ponderosa pine trees with views of the La Plata Mountains are very typical. There are no sidewalks in the subdivision, but the traffic is light enough that many people go for an evening stroll by simply walking in the streets. You will see deer in your yard often. Even though you rise 1000 feet in the drive from town to Durango West, the roads are well maintained by the state highway department. The monthly Metro District fee covers the costs of maintaining and plowing the streets inside the subdivision, the cost of maintaining the common areas, plus your water and sewer bill. Water is metered so your bill can very depending on the amount of water used. This is not a subdivision where they encourage you to have a large grassy yard. Many people Xerascape and many have small grassy areas. Trash hauling is not included in the Metro District fee and you would need to contract for an independent company for those services.
