Description

Small subdivision with irrigation water that offers very nice views of the snowcapped La Plata Mountains. A large irrigation canal runs along the south border of the subdivision. There are both on-site stick built homes as well as manufactured homes in this project. The land is mostly flat although there is a slight grade to it as it used to be nice irrigated pastureland. Domestic water would be obtained by drilling your own water well. You need to install your own individual septic system for that type of service. Gas service would be obtained through the use of bottled propane. I don’t believe that all of the lots have irrigation water, but I believe most of them do. You can have animals in the subdivision. There are some Piñon and Juniper trees, but again, it is mostly meadow area. Deer and an occasional fox would be the neighborhood animals. Essentially all of the properties in the southeast quadrant of La Plata County are in the oil and/or gas zone. This requires increased due diligence in the purchase process as to the possible placement of well sites and especially in the analysis of water wells.
