Also developed in the early 2000’s, there are 3 sections to this project. The westerly most is called Cinnamon Heights and is made up of 2 and 3 bedroom townhomes that are multi-story and have a garage. Technically, Cinnamon Heights is not officially in Sunrise Estates, but since it is contiguous I am including it just as if it were a portion of it. The middle section is called Sunrise Villas and is similar but is a little bit nicer than Cinnamon Heights. These also consist of two-story units and all units have either a one or 2 car garage. There are both 2 and three-bedroom models. If you lived in either one of these projects, you will have home owner Association dues payable either to the cinnamon Heights HOA or the Sunrise Villas HOA double cover things such as snowplowing inside of your project, the watering cutting of grass etc. In addition you would still have HOA dues to Sunrise Estates. The 3rd section, or the easterly most section of Sunrise Estates, is the single-family detached portion of the project. These are mostly single level homes, although there are a few two-story homes. A number of these homes have 3 car garages. This is a nice area and homes are well-maintained. Just like the Mesa Meadows subdivision, there was a gas well in existence, so the developer obtain a variance and built the subdivision around an existing gas well. That area is decoratively fenced off. All 3 sections are serviced by city water and sewer and have natural gas service. All the streets are paved with curbs and gutters. Streets themselves are maintained by the city. Elevation of the subdivision is 7000 feet above sea level. There is an architectural committee and protective covenants to help ensure a consistency throughout the neighborhood. This property also used to be pastureland so the only trees would be those planted by man. This is not an area for deer or elk. People working in Bayfield, Ignacio or even the gas plants near the airport would be typical purchasers of these properties. Just as in Mesa Meadows, there are some good investment properties in here that could be purchased as rental properties. The elementary school would be walkable for somebody in the 4th or 5th grade probably, but probably too far away for younger children. The middle school and high school would be across Highway 160. There is a small commercial complex new turnoff Highway 160 as you start into Cinnamon Heights. A gas station, drive-through car wash and a dental office make up that small complex. Bayfield Nursery/Greenhouse is right across the street and sells lots of bedding plants to the stores in Durango.
