Description

Developed in the late 1970s and early 1980s, Sundance Hills represents a mixture of properties. There is a little of everything in this project with single-family detached built on-site homes, single wide mobile homes and double wide modulars. Most of the homes are modest and some animals are allowed. The roads are all gravel and maintained by the homeowners association. The property adjoins Bureau of Land Management lands and some of these lots would have nice views of the snowcapped La Plata mountains. The property is generally flat although the southwest corner and the east side are hilly and have more piñon and juniper trees. The elevation is 6,825 feet above sea level. This would be an area where you would see elk and deer and perhaps wild turkey as well. This would be another subdivision well located for a Durango worker and a spouse that works in Bayfield or perhaps out near the airport. Domestic water is obtained by drilling your own water well and gas service would be provided through bottled propane. Each lot would install their own individual septic system. There are a number of gas wells in the area. Essentially all of the properties in the southeast quadrant of La Plata County are in the oil and/or gas zone. This requires increased due diligence in the purchase process as to the possible placement of well sites and especially in the analysis of existing water wells.
