Description

A large lot rural subdivision with loose restrictions allowing for single wide and double wide homes. There are also on-site, stick built homes in the subdivision. The roads are all gravel and are pretty well maintained by the association. The northern boundary of the property adjoins Southern Ute lands. Some lots have pasture (non-irrigated) but most are covered in Piñon and Juniper trees. Depending on the lot, you would have views to the south towards New Mexico and to the HD Mountains to the east. Convenient location for somebody who is working at the airport, in Bayfield, or in Ignacio. This subdivision adjoins the la Fortune subdivision on this subdivision’s west side. Domestic water would be provided by drilling your own water well. Sewer service would be provided by installing your own individual septic system. Gas service would be provided through bottled propane. Deer, an occasional elk, fox and coyotes as well as some wild turkeys are all your natural neighbors. Elevation varies from 6800 feet to 7025 feet above sea level. Essentially all of the properties in the southeast quadrant of La Plata County are in the oil and/or gas zone. This requires increased due diligence in the purchase process as to the possible placement of well sites and especially in the analysis of existing water wells.
