Located on the top of the Mesa and East of Highway 550 by at least 1/4 mile so that you have the convenience of the road but not the noise. Ideal location for a Farmington or Aztec, New Mexico commuter but who really wants to live in Colorado and be near Durango. The land is flat and covered in Piñon and Juniper trees. Every lot would have a view of the snowcapped La Plata Mountains, but it may be necessary to trim trees to open that view up. The homes in here are very nice and the subdivision was built in the early 1990s. Wildlife in the subdivision would include deer, elk and likely some wild turkey. Elevation of the subdivision is 6600 feet. A central water system services all of the lots and the roads are gravel and maintained by the homeowners Association. Each lot would need to install their own individual septic system and bottled propane would be necessary for gas service. There are natural gas wells in the area (Southeast corner of the subdivision) as well as a gravel pit operation just South of the subdivision. I have sold homes in the subdivision before and never had the gravel pit be an issue, however. Essentially all of the properties in the southeast quadrant of La Plata County are in the oil and/or gas zone. This requires increased due diligence in the purchase process as to the possible placement of well sites and especially in the analysis of existing water wells.
