Description

Very rural subdivision with roads that are maintained by the gas company to their standards (which are quite a bit lower than are necessary for a car by the way). Some lots border on the County Road so they have good access. Lots “way in the back” have a much more difficult time, especially in the winter and in the spring when the snow has been melting. Rolling hills with Piñon and sage. The look, however is quite arid. Lots of gas wells in the area. Pretty good location for a family that maybe has one member working in the Farmington or Aztec area and another family member working in Durango. Water wells can be quite difficult or low producers on lots in this project. There will be plenty of wildlife: deer, elk, wild turkey, and maybe an occasional bear. The homes there are an eclectic mix with everything from single wide mobile homes, old cabins, new Adobe style homes and stick built homes as well. With few or no covenants there is a lot of “anything goes” in this project. One must be particularly careful in their due diligence to investigate (1) legal access to the lot you would be buying, (2) availability of domestic water on the lots around you, (3) likelihood of a gas well being drilled on or near your property. These types of issues are generally reflected in the price of the property. Individual septic systems would need to be installed and bottled propane would be necessary for gas service. You would need to drill your own water well for domestic water. Essentially all of the properties in the southeast quadrant of La Plata County are in the oil and/or gas zone. This requires increased due diligence in the purchase process as to the possible placement of well sites and especially in the analysis of existing water wells.
