Description

Nice country subdivision located in the south Animas River Valley. The lots on the east side of Rainbow Road are hillside lots intended be the larger 5 to 9 acre in size. They are covered in Piñon and Juniper trees and would be higher up so they would have some more distant views. The lots on the west side of Rainbow Road are all 3 acres in size intended be good properties for a horse or 4-H pets as they are grassy meadow and irrigated. Homes do show a pride of ownership and all of the roads are gravel. There are both on-site built homes as well as modular homes in this development. Where there is not a central water system, you need to drill your own water well. Each lot would need to install their own individual septic system and gas service would be through the use of bottled propane. The County road is maintained by the County, of course, but Rainbow Road is a private road and as such is maintained by the Rainbow Springs Homeowners Association. Fabulous area for deer, elk, bald Eagles (Animas River is less than a quarter-mile away and bald eagles tend to be where there are plenty of fish), fox and probably even some elk. There is no access to the River from the subdivision, however. Good location for Farmington commuters or people working at the airport even.
