Description

Rural agricultural type subdivision, ideal for those with 4-H pets, a horse or two or perhaps somebody that wants to raise some goats or chickens etc. some of the property, but not all is irrigated. The roads are all gravel and are maintained by the HOA. Good location for somebody working in Ignacio which would be about five or 6 miles to the southeast; or perhaps somebody working at the airport or maybe one of the gas plants on County Road 307. Homes seem to be well taken care of. Domestic water would be supplied by drilling your own water well. Individual septic systems would need to be installed for sewer. Gas service would be provided through bottled propane. Views on this property would be to the south towards New Mexico. Deer, an occasional fox or coyote, and probably some wild turkeys would be your animal type neighbors. Essentially all of the properties in the southeast quadrant of La Plata County are in the oil and/or gas zone. This requires increased due diligence in the purchase process as to the possible placement of well sites and especially in the analysis of water wells.
