General Location: Just about the southernmost subdivision in the county located off of Highway 550. Four miles North of the New Mexico border and just immediately South of the intersection of County Road 310/318 where it comes into Highway 550.

Description: This is a very unusual subdivision for a number of reasons. The very end of the Florida River runs through this property right before it feeds into the Animas River.  Since there are no downstream water rights, the river is under appropriated at this point and you could file for irrigation water rights and they should be granted. The very north end of the subdivision has been beautifully maintained and a parklike setting has been created where weddings and other events are often held. I’ve been to events there and it is truly beautiful. The North end of the subdivision borders 147 acres of Durango Nature Studies lands where you will see all kinds of birds including bald eagles, herons etc. out in the wild. On the very south end of the subdivision, however is an old gas well that has caused problems over the years with leaking methane gas. That could be an “explosive” event, literally, so much care must be taken to mitigate for that type of issue. There is a fire station within the subdivision and there is also an active gas well/pumping station within the subdivision. The covenants are not very restrictive so single-wides and double wide modulars are allowed. I’ve sold numerous lots in the subdivision over the years and many of them are very pretty because they are on the river and also have La Plata Mountain views. Most of the homes sit on the bluff and look down on the river where there are some nice deciduous trees. Land up on the bluff is quite rocky and you would get the noise from Highway 550. Very good location for a Farmington/Aztec commuter or perhaps somebody working in the casino in Ignacio. For sewer you would need to install your own septic system; for water you would need to drill your own well; there is no natural gas service, so bottled propane would be necessary for that utility. Not sure you would get much wildlife at the southern section of the subdivision because the habitat is so much nicer on the North end. Essentially all of the properties in the southeast quadrant of La Plata County are in the oil and/or gas zone. This requires increased due diligence in the purchase process as to the possible placement of well sites and especially in the analysis of existing water wells.
