A little more upscale than the Florida Acres Subdivision that adjoins principally because the lots are larger. These are irrigated lots and the main canal runs north and south on the east boundary of the subdivision. The west boundary of the subdivision connects directly to the Florida Mesa Elementary school. A single road services the residential lots with homes on both sides of the road. Each home has its own individual water well and septic system. Gas service would be provided through bottled propane. Just like the Florida Acres subdivision, this used to be irrigated pastureland with irrigation water coming out of Lemon Reservoir. Consequently the land is quite flat and provides nice views of the snowcapped La Plata mountains. Existing trees would be those planted by man and you are allowed to have animals on this property. The subdivision road is gravel and is maintained by the HOA. The elevation of this subdivision is approximately 6950 feet above sea level. This is an area where you would expect to see deer grazing as well as an occasional fox. This is a great location for a family who has somebody working in Durango and perhaps somebody working in Bayfield or out by the airport. Essentially all of the properties in the southeast quadrant of La Plata County are in the oil and/or gas zone. This requires increased due diligence in the purchase process as to the possible placement of well sites and especially in the analysis of existing water wells.
