Subdivision that was created in the early 1990’s on land that was principally pastureland. No original trees, but the various lot owners have planted many over the years. This is irrigated property and ideal for a person with a horse or some 4-H pets. Excellent location and proximity to the grade school which is maybe 1.5 miles away. Terrific views of the snowcapped La Plata mountains. The property has large pastureland parcels on two sides of it so it keeps that very rural feeling. Great spot for deer, but not for elk. You would probably see some fox and occasionally some wild turkeys. I would consider this to be a nice rural subdivision and you see a lot of pride of ownership in the homes. Not everybody has animals, but you certainly see barns and corrals scattered throughout the project. Domestic water would be obtained by drilling your own water well and gas service would be via bottled propane. Each property would have its own individual septic system. The roads are graveled and in good condition and are maintained by the homeowners association. Elevation of this subdivision is approximately 6940 feet above sea level. Essentially all of the properties in the southeast quadrant of La Plata County are in the oil and/or gas zone. This requires increased due diligence in the purchase process as to the possible placement of well sites and especially in the analysis of existing water wells.
