This development was created in the 1970’s and was one of the earlier 3 acre rural projects. The land used to be pastureland and was irrigated property. The irrigation water for this project comes out of Lemon Reservoir. The land is slightly rolling but generally flat and has very good views of the snowcapped La Plata mountains. Most of the lots have irrigation water and the water is administered by the homeowners Association, but understand that doesn’t mean they are putting the water on your grassland. That would be your job! Since this is an older subdivision you’ll have homes in here that are 30 to 40 years old, but there are also newer homes as well. All of the roads are gravel and maintained by the homeowners Association. Pride of ownership can be seen in the homes. This would be an excellent location for somebody working at the airport such as a BP employee or someone working at the casino in Ignacio. It also could be a spot for somebody wanting to commute to Aztec or Farmington because you could take the 302 cutoff road which should give you easy access to Highway 550. The only trees would be those that man has planted since this used to be pastureland. You would certainly see plenty of deer in this location. You would need to drill your own water well for domestic water and install your own individual septic system. Bottled propane would be used for that type of service. The elevation of this subdivision is approximately 6940 feet above sea level. Essentially all of the properties in the southeast quadrant of La Plata County are in the oil and/or gas zone. This requires increased due diligence in the purchase process as to the possible placement of well sites and especially in the analysis of existing water wells.
