Description

Rural subdivision with few restrictions, thus allowing for mobile and modular homes. Originally developed in about 1985. Piñon and Juniper covered property more or less flat but with some rolling hills. Roads are gravel roads and maintained by the HOA. This would be an area where you would expect to see deer, some wild turkey and maybe a coyote or a fox. There are gas wells within the subdivision, so my standard comment regarding extra due diligence in the mineral area would very much hold true for this property. This is all dry land with no irrigation water. Good location for somebody working in Bayfield, Ignacio, at the airport, or perhaps at the gas plant down County Road 307. Although County Road 510 is not hard surface, it is a major East-West Road that runs parallel to Highway 160. Lots of other little County Roads feed into it. Domestic water would be obtained by drilling your own water well and sewer would be handled in the installation of your own individual septic tank/system. Gas service would be provided through the use of bottled propane. Views from this property would be to the south to New Mexico and to the east to the HD Mountains. Elevation varies from 6,875ft to 6,925 ft.
