Built in the mid 1990’s this project has both central water and central sewer consequently they are able to have the smaller lots. Like many of the subdivisions up on the Florida Mesa, this land used to be pastureland and as such comes with irrigation water from the Lemon Reservoir. For the most part, any trees that would be there are ones that man has planted. Most of the lots would have a nice view of the snowcapped La Plata mountains. This is an excellent “working man’s” development in a price range acceptable to many of the Durango area workers. This would be another good subdivision for people working at or near the airport, gas fieldworkers, Mercy Medical Center employees, while still being a very short commute to Durango. The roads are paved. Bottled propane would be used for gas service. People take good care of their homes and the yards tend to be well taken care of as well. Deer and an occasional fox would be here likely animal visitors. The elevation of this subdivision is approximately 6950 feet above sea level. Essentially all of the properties in the southeast quadrant of La Plata County are in the oil and/or gas zone. This requires increased due diligence in the purchase process as to the possible placement of well sites and especially in the analysis of existing water wells.
