The Juniper Heights subdivision was developed in the early 1990’s and offers pretty views of the La Plata Mountains, a setting of Piñon and Juniper trees while providing quite flat, top-of-the-Mesa building areas. Several lots have pastureland and it appears that all lots have some irrigation water. All of the home sites are back off of the highway at least 1/4 mile so while you have the convenience of Highway 550 close at hand you don’t get the noise associated with it. Some lots have meadow on it, but most are in the trees. Wildlife in the subdivision would include deer, elk and likely some wild turkey. Elevation of the subdivision is around 6600 feet. Nice homes that are well taken care of while providing a nice country feel. It would be an easy commute for Farmington or Aztec worker’s. The school bus would pick up out at the highway, but the grade school is very close by. You need to drill your own water well for domestic water and each lot owner would install their own individual septic system and use bottled propane for gas. All roads in the subdivision are gravel and are maintained by the HOA. Essentially all of the properties in the southeast quadrant of La Plata County are in the oil and/or gas zone. This requires increased due diligence in the purchase process as to the possible placement of well sites and especially in the analysis of existing water wells.
