Small, but very nice rural subdivision with fabulous views of the snowcapped La Plata mountains. Sits well back off of Highway 172, so highway noise shouldn’t be an issue at all. Everybody either has animals or grows hay. Some lots use a side roll sprinkler system for irrigation. At least one owner has a significant Orchard of fruit trees planted in the early to mid-1990s. That certainly makes for a beautiful springtime. The land is only slightly rolling and I would consider it generally flat. As I recall, the hay production was alfalfa. Homes are definitely well taken care of and lots of pride of ownership can be seen. Lots of deer and probably some turkey and an occasional fox. Each lot owner would drill their own water well and install their own individual septic system. Bottled propane would be used for that type of service. The road inside the subdivision is gravel and maintained by the homeowners Association. The elevation of this subdivision is approximately 6950 feet above sea level. Essentially all of the properties in the southeast quadrant of La Plata County are in the oil and/or gas zone. This requires increased due diligence in the purchase process as to the possible placement of well sites and especially in the analysis of existing water wells.
