All five lots are riverfront lots and are in an area where there is good fishing as well as bald eagle watching. The homes sites sit up on the top of the bluff overlooking the river and also offer views up and down the Animas River to the snowcapped La Plata Mountains. Other than the bluff, the land is quite flat and usable if you wanted to have some animals. The subdivision contains higher-end homes and are serviced by a privately maintained road within the subdivision. This would be a nice area to see deer, elk, and likely some wild turkey and an occasional fox. You would need to drill your own well for domestic water and install your own septic system. Even though there are natural gas wells in the immediate area and some sort of a gas compressor type station, you would need bottled propane for that type of service. Essentially all of the properties in the southeast quadrant of La Plata County are in the oil and/or gas zone. This requires increased due diligence in the purchase process as to the possible placement of well sites and especially in the analysis of existing water wells.
