Description

Another nice rural subdivision suitable for modular homes although these lots are irrigated and 5 of them actually border the Florida River. Horses and other 4-H type pets are allowed. This land is completely flat is it used to be pastureland and as such the only trees that are there would be ones that man has planted or ones along the Florida River. Both of the County roads that make up the west boundary and the south boundary are paved but the roads in the middle of the property are graveled and well taken care of by the homeowners association. Some of these lots would definitely be in the 100 year floodplain so care must be taken when looking at insurance costs. There is a gas well immediately to the north of the subdivision. In spite of that, you will see lots of elk and deer and bald Eagles. The elk and deer go right up to the well pad and graze all around it. For domestic water, you would need to drill your own water well and for gas service you’d need to use bottled propane. Individual septic systems would need to be installed for each lot. Elevation is 6,770 feet above sea level. This is a pretty good location for somebody who has one spouse working in Durango and the other spouse in Bayfield or perhaps out by the airport. Essentially all of the properties in the southeast quadrant of La Plata County are in the oil and/or gas zone. This requires increased due diligence in the purchase process as to the possible placement of well sites and especially in the analysis of existing water wells.
