Another of the small projects that was developed in the 1980’s. Like so many of the other projects on the Florida Mesa, this used to be pastureland so it is irrigated and the only trees would be those planted by man. These are modest but well-maintained homes offering nice views of the snowcapped La Plata mountains and very easy access to Durango or Bayfield. The road is gravel and maintained by the homeowners Association. This would be another subdivision where you would see lots of deer and an occasional fox. Most of the homes are ,2000 ft. or a little less and tend to be single-story homes. This small subdivision is serviced by a single road and all of the homes lie East of that road except for the ones found at the end of the cul-de-sac. Each home has its own individual water well for domestic water and its own individual septic system. Bottled propane is used for that type of service. The elevation of this subdivision is approximately 6,950 feet above sea level. Essentially all of the properties in the southeast quadrant of La Plata County are in the oil and/or gas zone. This requires increased due diligence in the purchase process as to the possible placement of well sites and especially in the analysis of existing water wells.
