  • Schools: This is a very unique situation because the westerly lots lay in the Durango School District and the easterly 8 lots lay in the Ignacio School District. For the Durango district, elementary school would be Florida Mesa, middle school would be Escalante and the high school would be Durango Senior High. If the property is on the eastern end of the subdivision, then the elementary school, middle school, and high school would all be Ignacio. To complicate matters more, since Ignacio school district has not passed state standards, students in that school district are allowed to choose Bayfield as the school district they want to attend

Description

Very similar terrain to Sundance Hills except there is very little meadow area. Vegetation is mostly Piñon and Juniper trees. The terrain is rolling and depending on the lot, you would have views of the snowcapped La Plata mountains to the northwest or south to the New Mexico border. There are some tall Ponderosa pine trees as well. Part of this subdivision adjoins public lands and you have deer, elk, turkey and perhaps an occasional fox as wildlife. The roads are all gravel and maintained by the homeowners association. The school bus would not pick up at the entrance to this subdivision, but would pick up at the entrance to Sundance Hills where it connects to County Road 510. On-site stick built homes are in this project as well as nicer modular homes. Gas service would be provided through the use of bottled propane. Domestic water would be obtained by drilling your own water well. A person would need to install their own individual septic system, for that type of service. Essentially all of the properties in the southeast quadrant of La Plata County are in the oil and/or gas zone. This requires increased due diligence in the purchase process as to the possible placement of well sites and especially in the analysis of water wells.
