Description

Small rural subdivision that contains mostly double wide modular homes. The homes are pretty well taken care of, but the covenants are not real strict as to what an owner can or cannot do. That is always something to consider when purchasing. Most of these lots would have a view of the snowcapped La Plata Mountains. Trees are fairly sparse but what trees are there, tend to be Piñon and Juniper. Since these lots are quite close to Highway 160, you would expect to hear highway noise and especially since it’s right where the highway grade starts to rise going east. The property tends to be fairly flat although it rises as you go south and east. This is an area where there always lots of deer and even elk because of the proximity to the Florida River and pastureland near this property. Since you are very close to the Florida River, I would expect that you would also see bald eagles in the area. All the roads are graveled and maintained by the homeowners association. Elevation in the subdivision is approximately 6,850 feet above sea level. Gas service would be obtained through bottled propane and for water, each lot owner would need to drill their own well. In addition, each lot owner would need to install their own septic system for that type of service. Essentially all of the properties in the southeast quadrant of La Plata County are in the oil and/or gas zone. This requires increased due diligence in the purchase process as to the possible placement of well sites and especially in the analysis of existing water wells.
