Description

Initially started in the 1970s, this project has been developed in several phases over the years. The Florida River runs through the western side of this project and there is even a nice pond with picnic area around it as part of the common grounds. This is rolling country and the bridge that you cross to come into the development was the old railroad bridge for the Denver and Rio Grande Railroad when it used to go from Durango to Denver. You remember the scenes in the movie Butch Cassidy and the Sundance Kid where they blew up the rail car and a safe? That was filmed in this subdivision. All of the roads are gravel and well maintained by the homeowners Association. Many, but not all of the lots have views of the snowcapped La Plata mountains. Essentially all of the properties in the southeast quadrant of La Plata County are in the oil and/or gas zone. This requires increased due diligence in the purchase process as to the possible placement of well sites and especially in the analysis of existing water wells.
