Description

Another rural country subdivision with fairly lax covenants that appears to allow for some commercial usage since there was actually a blacksmith shop in there at one time. There is a ridge running east to west along the south boundary of both subdivisions. That entire ridge is pretty much covered in Piñon and Juniper trees, which is where the homes are built along that ridge. I’m not sure you would have mountain views in the Durango direction, but you could look south to New Mexico and east towards the HD mountains on the other side of Bayfield. Depending on the lot, some of these actually extend south of the ridge and offer little bit of pastureland for a horse or 4-H type pets. Directly in front of (that would be north of) the Dove Ridge subdivision is a beautiful 40 acre ranch that is irrigated with a side-roll sprinkler with water that comes out of a large pond. This is a beautiful entrance setting for both subdivisions. Both single wide and double wide homes are allowed as well as homes built on-site. The Sage Crest Estates has a few more on-site built homes. Definitely a spot for wild turkeys, deer, elk, fox and coyote, as your natural neighbors. Elevation is 6850 feet above sea level. Domestic water would be provided by drilling your own well. Sewer service would be provided by installing your own individual septic system. Gas service would be obtained through bottled propane. Essentially all of the properties in the southeast quadrant of La Plata County are in the oil and/or gas zone. This requires increased due diligence in the purchase process as to the possible placement of well sites and especially in the analysis of existing water wells.
