Developed in the early 2000’s with the rapid expansion of the Bayfield real estate market, this project has two very different characteristics. The western portion, which has the very small lots, was developed later than the eastern part and has served the market niche of the very low priced built on-site homes. These homes are smaller in size and are generally about 1000 ft – 1500 ft. While the eastern portion which is a bit higher in elevation and offering views south to New Mexico and even some views of the La Plata mountains in Durango, was supposed to be the most expensive of the three in town subdivisions. Offering larger homes (some as large as 3500 and ft) with great walking-distance proximity to the high school and the middle school, it also served a market niche. The eastern portion lies just north of another in-town subdivision that had been developed in the 1990s featuring modest homes in the 1200 ft.²-1400 square-foot size. The roads are all paved with curbs and gutters and there is natural gas, city water and city sewer, of course. For the most part, this used to be pastureland or it has been cleared so indigenous trees are pretty much nonexistent. The project is about 7075 feet above sea level. People living here could simply enjoy living in a smaller city like Bayfield. Some may work in Bayfield, as there is a small Industrial Park, or could easily commute to Ignacio or any of the oil and gas operations based around the airport. Prices on homes in all of the city limits of Bayfield would be considerably less than the same size/style of home in Durango.
