Small subdivision originally, I believe, was developed by one of the County planners in the early 1980s. There are very nice views of the La Plata mountains from these homesites. All of the lots are built on and there is a 20+ acre common ground that can be used for hiking or watching the wildlife. The common ground has a small drainage running through it, so deer and elk as well as fox and turkey would certainly be common. It is a very pretty grass covered gulch that runs north to south and does rise on the western side forming a very nice valley. The road is private that leads into this little subdivision and you would need to use bottled propane for your gas service and each home has its own septic system. Individual wells are present for domestic water. Home sites sit up top on the eastern edge of the valley adjoining the common elements and offer a very tranquil view. No Ponderosa pine trees, but there are some cedar and piñon particularly on the valley hillside going down to the bottom. The elevation of this subdivision is approximately 6900 feet above sea level. Essentially all of the properties in the southeast quadrant of La Plata County are in the oil and/or gas zone. This requires increased due diligence in the purchase process as to the possible placement of well sites and especially in the analysis of existing water wells.
