Durango’s original industrial Park started in the late 1970s. An industrial development foundation composed of several bankers, the Realtor that mentored me and as I recall the president of the Chamber of Commerce acquired all of the land and put in the infrastructure for a first-class industrial park. Obviously there is three phase power, natural gas service and city water and sewer. All of the streets are paved with curbs and gutter. Although the land is sloping from West to East, it would be considered generally flat and the elevation is 6,540 feet above sea level. There was some space allowed for retail along the frontage road and a couple of the car dealerships moved into the industrial park. The city’s main service garage, La Plata electric’s office and yard, Coca-Cola, Pepsi Cola, the County jail and many others helped fill up the park. Office condominiums were built as were office/warehouse condominiums for small companies like builders and other tradesmen. FedEx and the County health department are there. The world headquarters for Rocky Mountains Chocolate Factory is located in this industrial park. Not every single lot has been built upon but the profits generated from the sale of the land has more than paid off the infrastructure costs and has allowed the industrial board to acquire and install infrastructure in another industrial park out near the Durango airport.
