Developed in the 1970s, Falls Creek was the very first project of its kind in the Durango area. There are 100 one acre home sites all of which are circles that are scattered throughout the 965 acre ranch. When you buy your home site you are buying an undivided interest in the balance of the ranch. There is a private lake on the property that is stocked for fishing as well as swimming and kayaking. There is a beach and swimming platform at the lake and a picnic area as well. There is a private tennis court on the ranch and there are some equestrian facilities on the common areas for those who have a horse or two. Miles and miles of hiking trails that double as cross-country skiing routes in the winter run through the entire development. Access to the Colorado trail is very close by. The San Juan National Forest is a common neighbor to the Ranch and huge towering red cliffs are all around providing a spectacular backdrop. Large Ponderosa pine trees and meadow areas abound. Deer, elk and bear, as well as falcons and eagles would be very common neighbors. The road up to the subdivision is paved and inside the subdivision is gravel. The roads in the subdivision are private and maintained by the HOA. There is an on-site manager. All of the lots are serviced by a central water system and each lot owner must install their own individual septic system. There is no natural gas service, so bottled propane would be necessary. This development is known for fairly strict covenants; motorcycles and snowmobiles and ATVs are not allowed except if they are trailered in and out of the project. On the eastern side of the Falls Creek Ranch many of the lots look eastward into the Animas Valley which lies below the ranch. It is almost directly across from the Dalton Ranch and Golf Club. The homes at the upper east end of the ranch are probably 500 feet in elevation higher than the Animas Valley floor. If you lived at the North end of the ranch it would be about a 20 minute drive to downtown Durango. Of the 100 lots in the subdivision, I would guess about 75% have been built upon already.
