The Cottonwoods was first started in 2004. Like Dalton Ranch, the terrain is very flat and the lots close to the river have large deciduous trees. The Animas Valley Elementary School is within walking distance for school-age children. Many of the single-family lots back up to the golf course while the townhomes are across the street and do not have golf course frontage. The streets are paved and this project is also served by central water, sewer and natural gas. In addition, access to the 3 million acres of the San Juan National Forest is about 5 or 6 miles away on Missionary Ridge.
