This is a very mixed-use project. There are some 3 acre residential lots down on County Road 213 (also called La Posta Road); there are airplane hangar lots up along the runway of the airport; there are industrial lots; and there are residential lots where you can take your plane right out from the house to the runway. A little bit of everything. The elevation at the runway is 6626 feet above sea level and it is 5010 feet long by 50 feet wide and it is surfaced in asphalt. There are 48 aircraft based at the field 44 which are single-engine; one is multi engine and there are three helicopters. Based on 2009 statistics there are an average of 25 aircraft operations per day based on a 12 month average. Utility services are quite mixed in this project. The homes along la Posta Road are served with individual septic systems and their own water well. Some of the commercial/industrial lots up top have no utilities other than electricity and telephone. Some of the townhomes operate on a shared water well. Careful due diligence will be required when buying in this project. Essentially all of the properties in the southeast quadrant of La Plata County are in the oil and/or gas zone. This requires increased due diligence in the purchase process as to the possible placement of well sites and especially in the analysis of existing water wells.
