Description

Another very nice country subdivision about 15 minutes from downtown Durango over paved Florida Rd. All of the roads in the subdivision are graveled and maintained by the Association. There are 2 entrances going into the section that lies north of Florida Rd. All of the lots are timbered with Ponderosa pine and some spruce trees, but between 8 and 10 lots have enough Meadow/pastureland on them that you could keep a horse. A few lots even have Aspen trees on them. The terrain is rolling but rising the further north you go and 3 lots at the very top of the subdivision would join national forest. The West boundry of the property adjoins Colorado Trails Guest Ranch, providing for some nice undeveloped land as a neighbor. A central water system services both the north and south portion of Los Ranchitos. There is no natural gas so bottled propane would be necessary for that type of service. Individual septic systems need to be installed for each home. Due to a higher water table caused by the Florida River running through the South section of Los Ranchitos, those septic systems likely would need to be of an engineered variety. Homes on the South side, or River section, are larger and more expensive than the homes across the street. In addition to the pine trees, there are some deciduous trees running along the banks of the river. Deer, elk and bear are certainly very typical neighbors in this development. A couple of the lots on the South side adjoin about 1000 acres of BLM land.
