Size of Lots:  9 acres to 12 acres.

General Location:  Due east of Durango and due east of and adjoining Ticolote subdivision.  Access is through the Ticolote subdivision.

Price Range of Lots:  $90,000 – $150,000

Price Range of Homes:  $300,000 – $700,000

Schools:  Bayfield Elementary; Bayfield Middle School; Bayfield High School.

HOA and/or Metro District:  No Metro district, but mandatory HOA to maintain the roads.

Manufactured Homes Allowed:  No

Description: This is a subdivision that runs north and south with the western part of the subdivision being lower in elevation and the eastern part rising perhaps a hundred to 150 feet in elevation above the lower portion.  The home sites are down at the bottom on the flat land but many still have views towards the mountains.  The north end of this subdivision ends in a cul-de-sac with thick Ponderosa pine trees and very flat land.  I have personally seen deer and wild Turkey in this area many times.  These are very nice homes on larger tracts offering country privacy and some pretty views.  This is a known gas well area so we would need to do due diligence in that regard before buying a property.  Domestic water would be available through drilling your own water well and individual septic system would need to be installed.  There are some low producing water wells in this area, so additional due diligence would be necessary.  There is no natural gas service, so bottled propane would be required.  Since we have to drive all the way through Ticolote, I’d say we are between 20 to 25 minutes to Durango.
