Although approved for development way back in the 1980s, the developer never did anything with this project which lies entirely on the North side of Florida Road. It wasn’t until about the year 2000 and the original developer went ahead and sold off this property to a local builder who then put in paved streets along with miles and miles of hiking trails scattered throughout the entire development. Water and sewer service are provided through the Edgemont ranch Metro district and unlike Edgemont ranch immediately across the street, Edgemont Highlands does have natural gas service. There is a large community building with fireplace kitchen and big screen TV that is available for residents who would like to have a nice sized party. The community building is also where all of your mail is delivered. Towering Ponderosa Pines and lots of green belt and open space characterize this project. In the phases closer to Florida Road, the lots are smaller and Copperhead Camp is a phase developed by a very “green” builder who actually won some national awards for his work. Extremely high energy efficiency is the norm in Copperhead Camp. All homes must have three different types of the exterior finishes so it’s not unusual to see stone, stucco, Cedar and self rusting corrugated metal. Since the elevation is approximately 1000 feet higher than Durango, winners are a little tougher than in town so four-wheel drive is recommended even though all of the roads are paved. As you go up the mountain (in elevation) the lots become larger and more expensive. Owners of property in Edgemont Highlands have the right to fish in the Florida River down County Road 234 as well as access to the very well-developed picnic grounds across the street immediately adjacent to Edgemont Ranch. It is not at all unusual to see deer in your backyard and very occasionally maybe even a bear. I lived in Edgemont Highlands for two years and one of the things that we truly enjoyed was sitting on our back patio watching the movement in the top of the Ponderosa pine trees caused by the wind. That sound of the wind was a wonderful sleep aid at night.
