Located at the north end of Vallecito Lake past the north marina in the Valley floor. The homes in this area range from small, summer A-frame cabins to year-round log homes. The area offers privacy and seclusion in the pines and aspens. Vallecito Lake is one of the largest and most beautiful bodies of water in Colorado with over 22 miles of shoreline. The lake and surrounding area offers outstanding recreational activities. Close to 2,000 feet higher in elevation than Durango, you really need to like snow because there is plenty of it in the winter. A four-wheel drive vehicle is a must for winter access. Since there is no central water system, you would need to drill your own water well. Sewer service would be provided by installing your own individual septic system. Bottled propane would be necessary for natural gas service. Deer, elk, bear and turkey are very common neighbors. Some areas of the subdivision are located in a flood plain, so flood insurance would be required.
