Developed in the late 1970s and early 1980s, Timberline View Estates is built on a northwesterly facing hillside that provides spectacular views of the La Plata Mountains and views looking up the Animas Valley toward the ski area. The land is covered in Gamble Oak and Ponderosa pine trees and the lots tend to be quite hilly. Most of the homes have a small yard and then leave the rest in the natural vegetation. As mentioned earlier, the roads are quite steep but are certainly navigable 12 months a year provided you have four-wheel drive vehicles. There likely will be times you could not get up the hill in a 2 wheel drive vehicle during the winter months. All of the properties are single-family detached homes on lots except for four units built at the very top of the complex, which are two duplexes. BLM land adjoins the project on the Southeast side. The Songbird development shares the road coming into Timberline View Estates and would be immediately north of Timberline. The project is serviced by central water and central sewer and the roads are paved but there are no sidewalks, curbs or gutters. If a view is what you are looking for; this is an excellent selection.
