Description

Country subdivision ideal for people with horses and who want river bottom type property. This used to be farming/grazing land so there are no natural trees. The western lots either have the Animas River running through them or oxbows off of the Animas River. This area is wintering grounds for hundreds of elk and it would not be at all unusual to see a herd of 50 or 100 elk laying down in the field in the winter and early spring months of the year. The river brings lots of types of birds to the area as well. The property has a very distinct rural feeling with views of the river and river bottom. A lot of the property to the west has been protected with conservation easements, which restricts the building possibilities. There is a ridge to the South that prevents your views back towards town, so the orientation is totally to the north down the Animas River Valley and to the west looking at the river. Homes are of nice quality and many people have barns for their horses or animals. Being river bottom property, all of these lots will have some 100 year floodplain on them. We would need to do careful due diligence regarding the cost of flood insurance, if it were required. These homes are serviced by city water and an individual septic system.
