There were several phases to the Songbird project.. One phase was right along Florida Road and those homes were built in the early 2000’s. They are newer homes but some were built right into the side of the hill so they have very little or no backyard. Others were laid out just like a regular city block so they have some yards but they’re not huge. The covenants for this particular section of the project allow for homes to have a second living unit. The developer ran another road up an adjacent valley and put homes on each side of that valley. That phase has larger lots and more Ponderosa pine trees. The third phase of the project actually adjoins Timberline View Estates but is lower down on the hill so four-wheel-drive wouldn’t be required in the wintertime. This phase is nicely tree covered as well. All of the roads in Songbird are paved roads. The nicest homes are in the third phase and the phase that goes up the valley. These are homes for year-round occupants and are very beautiful. This subdivision is serviced by city water and sewer and natural gas is available. Some of the upper lots would have views of the snowcapped mountains. Ease of access to town would certainly be one of the positive characteristics of these homes.
