Another one of Durango’s excellent “view” subdivisions. Located just outside the city limits and adjacent to national forest lands, this is definitely steep hillside property with “in-your-face” La Plata Mountain views. There are various benches that run across this hillside and have provided the areas for building homes and roads. Even though these roads are paved and maintained in the wintertime, you would really need four-wheel drive vehicles for winter access. There are lots of Ponderosa pine trees and Gamble Oak as native vegetation. This project was developed in the 1970’s, so you have some older homes in there, but they are of good quality and very well maintained. If you take Junction Creek Road to its end, you will start on a forest service road that goes up into the San Juan national forest for perhaps 15 miles. You also have direct access at that point for the Colorado Trail which goes almost all the way to Denver. Sewer service is provided by individual septic systems. There is no natural gas so individually bottled propane would be required.
