Description

Durango’s nicest in-town subdivision of higher-end homes. Even though this property is within the city limits, you really get a country feel since the lots are all around 1 acre in size. There is a public walking trail that goes through the Greenbelt over to the Colorado Division of Fish and Wildlife lands which adjoins the subdivision on the North and Northwest sides. In addition to the public trail, the homeowners’ association maintains other hiking trails within the subdivision. The property is a large valley that runs from the Southeast to the Northwest and while the homes are built along the bottom of the valley where the land is fairly flat, the roads wind their way up the side of the hill and there are home sites that would be considered hillside, too. There are Ponderosa pine trees, Gamble Oak as well as some Pinon and Juniper as native vegetation. Some of the very top lots have views of the La Plata Mountains. Nearly all of the lots would be able to look across at Perin’s Peak and the Rockridge Cliffs. Those areas, which are located within the Fish and Wildlife lands, are the nesting and mating grounds for the Peregrine falcon. Other than during the falcon mating season, these public lands are available for you to hike and explore. The roads within the subdivision are all paved but there are no sidewalks per se (there are the trails remember) and no gutters. The subdivision has natural gas plus city water and sewer. This subdivision was developed in the early 1990s. For people with children, all three levels of schools would be within walking distance so it makes it quite desirable for families.
