This is a very mixed neighborhood especially when it comes to the quality of the homes. Absolutely minimal protective covenants so one neighbor may have nice grass and the guy next door might have horses and sheep and pigs. Everything from single wide homes to stick built on site homes. Property lies in a valley that runs East and West and has beautiful sandstone formations on the canyon walls. The natural beauty is very special and it’s really only about 5 minutes to the city limits, so it’s quite convenient. Some of the lots are steep and essentially not buildable. The county road that services the property is paved, but the interior roads in the subdivision are all gravel. Some are maintained by a small formal association, while other people have opted to just have informal road maintenance agreements where they share the cost of snowplowing etc. This property is located just east of Chapman Lake which is a privately owned Lake and not open to the public or to residents of the subdivision.
