Description

Located on a South facing mountainside in between the roads to Lemon Reservoir and Vallecito Lake… hence the name of the subdivision… these lots are on fairly steep property. Except for a lot or two along Florida Rd., all of the lots are heavily timbered with pine trees and some would even have Aspen trees. The higher up the mountain you go, the better the views are looking out into the Valley. The roads are all gravel and are reasonably maintained. Due to the nature of the land, most of the roads are up and down and some are fairly steep as well as windy. You must have four-wheel drive for winter access. Originally conceived as a summer recreational location due to its proximity to the lakes and easy access to national forest, some of the earlier homes are of a cabin style and really best suited for seasonal use. The vast majority, however have been built more with the year-round user in mind and perhaps because of the budgetary price of the lots many of the local workers in both Durango and Bayfield have built their homes there. Close to 2000 feet higher in elevation than Durango, you really need to like snow because there will be plenty of it. Deer, elk and an occasional bear are very common neighbors. Since there is no central water system, you need to drill your own water well and some of the lots in the subdivision are known to have deep water wells and some are known to have low producing water wells. Sewer service would be provided by installing your own individual septic system and since there is no natural gas, bottled propane would be necessary for that type of service.
