Heavily timbered in Ponderosa Pine trees this is definitely a very rural subdivision with gravel roads that are reasonably maintained by the HOA in the wintertime. Realize that due to the heavy trees very little sun would hit the road to help melt snow or packed snow, so the snow pretty much stays on those roads all winter long. 4-wheel drive would be required. Horses are allowed and there is a 50 acre common area pasture with a barn where you are allowed to keep your horse. This land is rolling and hilly with some steep areas as well. As you drive further north on the ranch, you rise in elevation. Lots at the top have views to the South. The other lots would be the Sherwood Forest view that I have described previously. Years ago I showed the homes in the very north end of the ranch and at that time they did not even have electricity there. These were very nice homes totally off the grid using photovoltaic solar cells as well as propane powered electric generators. We really hadn’t seen something like that in the Durango area on this scale of these homes. Like all of the property in between Bayfield and Durango and north of Highway 160, wildlife will abound; elk and deer of course, wild turkeys, certainly hawks and maybe a few eagles as well as some bear and coyote. Elevation at this location would be higher than Durango or Bayfield; I would guess close to 7800 feet above sea level, consequently you would get considerably more snow than in town. Just like my comments I have made on Homestead Ranch and Bellflower Ranch, this is quite a long drive to Durango if you’re going to commute to the office every day in town. I would say you are at least 30 minutes away from Durango.
