Description

Started in about 2005, Three Springs is a major development owned by the investment arm of the southern Ute Indian tribe which is located in the town of Ignacio. The centerpiece of this project is the $82 million Mercy Medical Center which is our regional hospital. Around the hospital are the normal office spaces for doctors and such but in addition there is commercial space currently occupied by a restaurant, exercise center, investment firms etc. This is a master planned community complete with parks, biking and hiking trails, area for schools to be built and numerous neighborhoods. There are detached single-family homes and there are condominiums and there are apartments to rent. The roads are all paved of course and it has central water, central sewer, natural gas and other underground utilities. This project will be built in many phases over the years and even includes land for soccer fields, baseball fields etc. There is a park/common area in front of the existing commercial space where they hold concerts, picnics and other community events. As the Durango River trail gets expanded, the plans are for it to connect to the Three Springs hiking and biking trail. A lot of the construction is considered very green and the residential lots are not large. Three Springs fully expects to have this really feel like a small community with dentists offices, insurance brokerages and all the other types of businesses you would expect. The one thing that they do not want in this development would be a “big box” store such as Target or a large grocery store.
