One of our County’s earliest 35 acres subdivisions. This project was developed for high-end homes and for people wanting to have horses. Set back in a beautiful valley that runs east and west some of the lots border public land. While most of the property lies south of County road 245, there are a few lots on the North side of the road that would be South facing. Definitely hilly and rolling property, there is a pretty nice mix of meadow area along with pine trees. At 35 acres apiece, the lots are such that you don’t feel cramped in upon your neighbors. Water service would be obtained by drilling your own water well; sewer service would be by installing your own individual septic system; since there is no natural gas, bottled propane would be required for that type of service. All of the roads, including the County road, are gravel. The interior roads are maintained by the Homeowners Association while the County road, of course, is maintained by La Plata County. While there are no designated riding trails, many of the owners ride their horses along the interior roads and if you are fortunate enough to adjoin some of the public lands, that would provide access to considerably more riding area. This is very pretty property, about 15 to 20 minutes drive from downtown Durango. Since the terrain is hilly and varies so much, many people have built their homes on top of ridges or hills in order to take advantage of the views up and down the Valley.
