Gated community with the Pine River running right through the western lots. Other little irrigation canals or tributaries provide water features as well to some of the other lots. There is a 16 acre island for hiking and picnicking that is common property for all of the lot owners to use and there is a fishing hole on both sides of the Pine River on common ground. The Pine River is the outflow from Vallecito Reservoir and it is certainly considered excellent fishing and a beautiful, beautiful amenity to the subdivision. The roads are all paved and there is lots of meadow area. Being river bottom property there are large deciduous trees as well as pine trees along the river together with Aspen trees. The land is quite flat and you are allowed to have horses, although the large lots on the east side of the subdivision offer the most pasture and even have irrigation water. Homes in this project are a higher-end with nice finishes and there are still lots available from the original developer. Since there is an abundance of water in this project, deer and an occasional elk would certainly be very common neighbors. Known for good fishing, it would not be at all unusual to see a bald eagle fishing alongside you in the Pine River. There is no natural gas, so bottled propane would be necessary for that type of service. The several large lots on the east side would need to have your own individual septic system installed.
