Developed in the early 1990s this was put together as a very nice, close to town development for people who wanted to have horses. The nice sized lots… 8 to 10 acres… and an abundance of meadow land, made this a perfect fit for that type of buyer and user. Most of the trees are Piñon and Juniper which is a nice place to tuck in the house to provide for a little privacy. Some of the lots rise up so they can see the snowcapped La Plata mountains to the west, but the majority of the lots do not have that view. This is also located east of the new Three Springs development which I will talk about later. That is the development of approximately 1200 units to be built out over 20 to 25 years that has our regional Hospital located there as well as quite a bit of commercial space. It will almost be like a small town when it is finished. You would see plenty of deer and elk in this project. There is no central water so you would need to drill your own well for domestic water. Individual septic systems would need to be installed for each house. There is no natural gas service so bottled propane would be required. There are gas wells located within the subdivision, so additional due diligence would be required in that regard. Pride of ownership can certainly be seen in the homes and in the way that people maintain their grounds. I don’t believe there is irrigation water for everybody, but I believe a few lots have some irrigation water.
